John Dobard
Founder and Principal
John Dobard is the Founder and Principal of Tributary Equities. He leads the sourcing, analysis, due diligence, and closing of acquisitions across existing multifamily, manufactured housing, and self-storage assets, as well as land development opportunities throughout the Southeast. John favors a straightforward approach to all aspects of the
acquisitions process, putting emphasis on clear communication, disciplined underwriting,
and reliable execution.
Before founding Tributary Equities, John served as Vice President of Operations at Titan Capital Group, where he helped expand a regional portfolio through direct acquisitions and value-add repositioning strategies. His experience spans underwriting, contract negotiation, due diligence oversight, capital structuring and hands-on management.
Earlier in his career, he practiced law with a focus on commercial and residential real estate transactions, developing a deep understanding of title, closing, and settlement processes, as well as the documentation and structuring of debt and equity. This experience built a
practical foundation for how deals are executed from contract to close, bringing clarity and confidence to every transaction.
John holds a Juris Doctor from Belmont University College of Law and lives in Chattanooga, Tennessee, with his wife and daughter.
